Our client, the flat owners (leaseholders) of a converted period property in Dorking, Surrey, are collectively buying the Freehold of their property. (also known as Enfranchisement).
The law gives them the right to buy and step in to the shoes of the current Freeholder. This means that they can grant themselves 999 year leases at a nil ground-rent and the freedom to control the management & maintenance of the premises themselves.
As RICS regulated valuers we can assist with a valuation of the Freehold itself, and advise on a purchase price. The valuation process involves inspection of the building and outside areas, calculating, and reporting our opinion on the purchase price for the freehold: – that’s just the freehold element, separate from the sales value of the individual flats; and then negotiating with the Freeholder to reach a fair outcome.
